The amount you can borrow depends&lt;br /&gt;             on your age, the current interest rate, and the appraised value&lt;br /&gt;             of your home or FHA's mortgage limits for your area, whichever is&lt;br /&gt;             less. Generally, the more valuable your home is, the older you are,&lt;br /&gt;             the lower the interest, the more you can borrow. You don't make&lt;br /&gt;             payments, because the loan is not due as long as the house is your&lt;br /&gt;             principal residence. As the graph to the left shows they are increasing every year and will continue to do so as the baby boomers age.  Who qualifies for a reverse mortgage?&lt;br /&gt;&lt;/p&gt;&lt;p&gt;   The Home Equity Conversion Mortgage (HECM) is the only reverse   mortgage insured by the federal government. HECM loans are available in all 50 states, the District of Columbia, and Puerto Rico. To be eligible for a HECM loan:&lt;/p&gt;  &lt;ul&gt;&lt;li&gt;you, and any other current owners of your home, must be aged   62 or over, and live in your home as a principal residence;   &lt;/li&gt;&lt;li&gt;your home must be a single-family residence in a 1- to 4-unit   dwelling, a condominium, or part of a planned unit development   (PUD).
